Real Estate Market Update

Happy New Year - and Welcome to 2009!

As many of us start back into “the swing of the things”, with school, work, and normal routines, I hope you had a very Merry Christmas – and the start, so far, of a great 2009!

 “Thank You” again, to those of you I was able to help Sell or Buy a home in 2009, as well as
“Thank You” to those of you who sent Referrals my way.  I’m so grateful for your trust.
 
Here’s my perspective on our currently “Challenging” Real Estate market:
 
1.     Most home prices have dropped over the last 18 months, and we’re not sure when they’ll settle.
However -  many  HOMES in our area are still selling!   If you NEED to Sell, your home will need
to be “very competitively” priced, pre-inspected, staged, & as broadly exposed as possible.
Some homes simply are not selling, while others are sold, some even very quickly.
 
2.     At the same time,  NOW is a tremendous time to BUY a home  in almost ALL price ranges. 
It’s a great time if you are a First Time Home Buyer, an Investor, or someone who wants
to “move up” to a larger home or property.   There are tremendous values to be found.
 
3.     There are GREAT LOANS available - in spite of what you may have heard or read, with
some of the lowest Interest Rates in years!
 
4.     Refinancing is also a good option right now,  IF you have a loan that you’re not satisfied with,
and IF you have equity available in your home.  A challenge with re-fis now is home values.
